If you’re using a VA loan to buy a home, you may need a termite inspection — and it’s not something to skip. Termites can cause major damage to a home’s structure, so the Department of Veterans Affairs requires inspections in many parts of the country to protect your investment.

Why Termite Inspections Matter

Termites eat wood from the inside out. Left untreated, they can cause serious damage to a home, even affecting its safety. That’s why the VA requires inspections in areas where termites are a known risk.

When a Termite Inspection Is Required

The VA follows a regional system to determine when termite inspections are needed:

High-Risk Areas
In warm, humid regions like Florida, Texas, California, Georgia, and other southern states, termite inspections are typically required for every VA loan. These areas are known for frequent termite activity.

Moderate- to Low-Risk Areas
In states like Ohio, Illinois, and New York, inspections are only required if:

  • The home appraiser sees signs of termite activity
  • Local building codes or state laws require it
  • The lender requests one as part of their loan conditions

Very Low-Risk Areas
In colder states like Alaska or parts of the Upper Midwest, termite inspections are generally not required unless the home has certain risk factors.

Special Cases Where Inspections Are Always Required
No matter where the home is located, a termite inspection is typically required if:

  • The home is a manufactured or mobile home
  • The property has a well or septic system

How the Inspection Works

A licensed pest inspector will examine the home for signs of termites or other wood-destroying insects. If they find any issues, those must be resolved before closing on the loan.

Who Pays for the Termite Inspection?

In many states, VA rules say that veterans cannot pay for the termite inspection. In these cases, the seller or another party must cover the cost. Be sure to check your local guidelines — your lender or real estate agent can help clarify who’s responsible.
